Every type below is a standard product with a fixed specification, a known lead time and a rate. Roughly a third of what we actually build is bespoke, engineered from an architect's scheme.

Two to sixteen teaching spaces, with circulation and WCs, ready for a September handover.

Rates are indicative, exclude groundworks and VAT, and assume a clear site with crane access. A real number needs a site plan.
What is in the rate
Manufacture, delivery, craneage, inter-module stitching, external envelope, services connection within three metres, commissioning and the O&M pack.
What is not
Groundworks and foundations, incoming services beyond three metres, external works, planning and building control fees, and loose furniture.
Lead time starts at
Design freeze, not contract signature. The gap between the two is the single biggest variable on any modular programme, and it is usually within your control.
