The date is the product
We contract to a fixed handover date with liquidated damages, because for this building type there is no such thing as a fortnight late. Manufacture starts once the foundation design is fixed and runs in parallel with the substructure, so weather stops affecting the programme.
Eight storeys without a separate frame
Up to eight storeys the modules are load-bearing, so there is no concrete or steel frame to build first. Above eight we design a podium and sit the modules on it, which we have done twice.
