A six-storey scheme of cluster flats and studios delivered against a September date with damages attached, on a constrained city-centre plot.
The problem
A September handover with a full year of rental income riding on it, on a plot with one road in and a neighbouring residential street with a night-time noise restriction.
What we did
Modules were delivered just-in-time from two plants on a fifteen-minute booking slot, because there was nowhere on site to store them. Craneage ran from 7am to 7pm within the noise consent, averaging eighteen modules a day.
Bathroom pods were factory-fitted and tested, so the wet trades never appeared on the critical path.
The number that mattered
Eleven weeks on site for a six-storey building. The equivalent traditional scheme the client built in 2022 took thirty-four.
